You Have a Firm Purchase. What's the Next Steps?

Now that your property purchase, whether residential or commercial, is firm and all conditions are met, here’s what you, as a buyer, need to do:

Notify Your Lender:

  • Inform your lender about your successful property purchase if you haven’t already done so.
  • Submit a copy of the accepted offer and the MLS listing to your lender. If you don’t have these documents saved, please let us know, and we can provide copies.

Notify Your Lawyer:

  • Get in touch with your lawyer to let them know about your property purchase.
  • Provide your lawyer with a copy of the accepted offer and the MLS listing. If you don’t have these documents saved, we can assist you in obtaining copies.

Notify Your Insurance Company:

  • Inform your current insurance company of the closing date for the sale of your previous property.
  • Let your new insurance company know the closing date for your new property, whether it’s a home or a commercial space.
  • Be prepared to answer any questions your insurance company may have. If you have any questions or need assistance, feel free to reach out.
  • Ensure that your insurance coverage is active on the closing date.

Notify Your Utility Providers:

  • Contact your current utility providers and inform them of the closing date for the sale of your previous property.
  • Notify your new utility providers of the closing date for your new property, whether it’s residential or commercial.
  • Ensure that utilities are transferred into your name on the closing date.

Arrange Your Move:

Final Walkthrough:

  • Conduct a final walkthrough of the property before taking possession. This is to ensure that everything you expected (including chattels and fixtures) is in place, and the property is in the expected condition.

These steps will help ensure a smooth transition as you move into your new property, whether it’s a home or a commercial space. If you have any questions or need assistance with any of these tasks, please don’t hesitate to reach out to us. Your satisfaction and peace of mind are our top priorities.
